The service
LetMighty is online software that helps landlords in England organise property records, documents and dates, and read source-linked guidance about their responsibilities.
How the service works
It runs in a web browser; there is nothing to install. You need an internet connection, with JavaScript and cookies enabled so you can sign in.
Documents can be uploaded as PDF, JPG or PNG files of up to 10 MB each. Your records export as a JSON file, documents download in the format you uploaded, and dates export as calendar (.ics) files. No technical protection measures restrict your exports.
Information, not legal advice
The service does not provide personalised legal advice, certify compliance, validate legal notices or submit government registrations. Suggestions depend on the information recorded and the sources shown. Check official guidance and seek qualified advice for your circumstances.
Records and reminders
Uploading a document does not establish its accuracy, a satisfactory inspection outcome or delivery to a tenant. In-app tasks and calendar exports are available; email reminders are not active unless explicitly enabled in Account.
Plans and payments
The Free plan costs nothing and needs no card. Paid plans and their prices are shown on the Pricing page and again before you pay. Prices are in pounds sterling (GBP). LetMighty is not registered for VAT, so no VAT is charged.
A paid plan is a subscription, paid in advance by card for a month or a year, so its minimum term is one month or one year. It renews automatically at the same price at the end of each month or year until you cancel. Moving to a larger plan takes effect straight away and you pay the difference for the rest of your current period; moving to a smaller plan takes effect at your next renewal. You see the amount before you confirm a change.
Payments are processed by Stripe. Your invoices are available in Account → Manage billing. After you subscribe we email you a confirmation of your contract with a copy of these terms.
Cancelling your subscription
Cancel any time in Account → Manage billing to stop future renewals. Your paid features continue until the end of the period you have paid for, and then your account moves to the Free plan. Nothing is deleted because a plan ends.
Your 14-day cancellation right
If you buy as a consumer, you normally have 14 days from the day you enter the contract to cancel it, without giving a reason. This is separate from cancelling to stop future renewals.
You can ask us to start your paid plan straight away. Before checkout we ask you to confirm: “Start my paid plan now. I understand that if I cancel within 14 days, I may have to pay for the service provided up to cancellation.” Starting straight away does not remove your 14-day right to cancel. If you cancel within the 14 days after asking us to start, you pay a proportionate amount for the service provided up to the time you tell us you are cancelling, compared with the full period you paid for.
If you cancel, we reimburse what you paid, less that proportionate amount, without undue delay and within 14 days after the day you tell us, using the same payment method you used. You will not pay any fee for the reimbursement.
To cancel, tell us clearly before the 14 days end, for example by emailing support@letmighty.com. You can use the standard cancellation form, but you do not have to.
Your records and personal data
You can download and delete your uploaded documents and export your recorded data at any time, on any plan. A deleted document goes to Trash, where you can restore it for 30 days. A permanently deleted document becomes unavailable to you straight away; the stored file is removed once a verified backup copy exists, normally within a few hours, and backup copies are removed after 35 days. To close your whole account, send a request from Account; we contact you before anything is removed.
When your records include information about other people, such as tenants, you decide how it is used and we process it on your behalf under our Data processing terms, which form part of these terms. The Privacy notice explains how we handle your own personal data.
